A Step-by-Step Guide to Buying a Home

The path to buying a home is filled with excitement and important decisions. I’ve simplified the process into 10 key steps to help you on your way to homeownership.

1. Determine Your Budget

  • Lenders recommend homes with a cost no more than 3-5 times your annual income, with a 20% down payment. Lower down payments are also possible, but come with the added cost of Private Mortgage Insurance (PMI), which is paid monthly with the rest of your mortgage costs.

2. Get Pre-Approved

  • If you need financing, get pre-approved by a lender or a bank. During this process, your lender will need a few financial details, like recent W-2s, paystubs, and a credit check. This is more than a pre-qualification; a pre-approval is a commitment from a lender, making you a serious buyer in the eyes of the seller.

3. Begin Your Search

  • Share your "must-haves" and "nice-to-haves" with me. We will set up a search for you that immediately alerts us when something new that matches hits the market. Think about school districts, commute times, and neighborhood feeling.

4. Tour Homes 

  • Pay attention to the layout and structure of each home. Imagine how you and your loved ones would use the space, and what things stand out as changes that could be made. Also note items that you’ll want repaired or replaced.

5. Make an Offer 

  • When you're ready, we’ll draft an offer that matches what you want to put forward for your chosen home, and includes various protections to help you make absolutely sure this is the home you want in the condition you expect.

6. Counteroffers and Negotiation

  • I'll help you understand and navigate counteroffers to ensure you're getting the deal you want on your home. We will use market data as leverage. Sellers may counter on price, repairs, or the closing date. My role is to advocate for your best interests, ensuring you don't overpay and that key issues are addressed.

7. The Escrow Period 

  • Once we have reached an agreement, I’ll deliver the Option Fee and Earnest Money to the title company, and you will enter into the escrow period. During this time, we'll complete due diligence steps, such as: ordering a property inspection, ensuring negotiating repairs are made, and ordering the appraisal.This is also the time to set up homeowner’s insurance and schedule utilities to be turned on.

8. Property Appraisal

  • If you are using financing to purchase the home, your lender will require a property appraisal to make sure that the negotiated price matches the property's market value.

9. Prepare for Closing

  • This is the finish line! You'll review the Closing Disclosure (CD) a few days before closing to confirm all final numbers. We'll do a final walk-through to ensure the home is in the agreed-upon condition and everything meets your expectations.

10. Closing

  • Bring your ID and a cashier's check for closing costs. Sign the stack of documents, and the keys are yours! Don’t worry, I’ll be there to answer questions and support you the whole way.
